1.These General Rental Conditions apply to all offers, reservations and agreements relating to all accommodations rented by CasaLasDunas Rental SL (hereinafter CasaLasDunas).
2. An agreement is concluded between the Tenant and CasaLasDunas at the time that CasaLasDunas has confirmed the reservation to you.
3.The agreement obliges the two parties to comply with the provisions of the agreement.
4.CasaLasDunas reserves the right to refuse unusual reservations, especially groups, without giving reasons, or to impose special conditions.
5. The Tenant and other users are not permitted to allow the accommodation to be used by anyone other than the persons named in the agreement, under any name whatsoever and for any reason whatsoever, unless otherwise agreed in writing with CasaLasDunas.
6.The accommodation is intended solely as a holiday home; permanent residence is not permitted.
7.The rental period is entered into for a specific period as stated in the rental confirmation.
8. The tenant owes CasaLasDunas the agreed price, as stated in the confirmation.
9. All prices are inclusive of IVA where applicable, unless otherwise stated.
10. In addition to the rental price, the Tenant is also liable for reservation costs and cleaning costs.
11. The rented accommodation can be occupied from 16:00 on the agreed day of arrival as stated on the confirmation of the reservation. On the agreed day of departure as stated in the confirmation of the reservation, the accommodation must be vacated before 10:00.
12. Upon arrival, the Tenant will be received by a keyholder of CasaLasDunas. He will show the house and provide the necessary information. The Tenant will receive the keys from him/her.
13. Upon departure, the keyholder will inspect the property for any defects or damage and then receive the keys to the property. Departure at different times is only possible after prior consultation.
14. In order to carry out necessary maintenance or to replace items that need to be replaced during the stay, the Tenant will allow work to be carried out on or in the accommodation during the stay, without the right to compensation.
15. The tenant must behave as a good father.
16. The Tenant must leave the accommodation broom clean (i.e.: do not leave dirty dishes, remove bed linen, clean the kitchen and refrigerator, place garbage bags in the container).
17. The tenant is not permitted to make any changes to the property or its contents.
18. The tenant is obliged to immediately replace any breakage of crockery or other damage and to report this to CasaLasDunas before departure.
19. Tenant is responsible for the loss of keys that were handed over at the start of the rental. In case of loss of keys, the costs of new locks and labor costs related to replacing the locks will be charged to the Tenant. Tenant must pay these in cash on site.
20. If the Tenant locks himself out and CasaLasDunas has to come with the spare keys, the costs for this are € 50, - which the Tenant must pay in cash on the spot. If a locksmith has to come (for example if the keys are stuck on the inside of the door) the costs are also for the Tenant. These costs must be paid in cash. The invoice for this can usually be declared with the travel insurance.
21.CasaLasDunas is not responsible for failure of electrical appliances.
22. It is not permitted to charge an electric car with electricity from the rental property. The capacity of the power supply in the property is not designed for this and can also cause fire.
23. Tenant ensures that when leaving the house he will retract any sunshade and lock the house. It is recommended to close the roller shutters or louvered doors and - if present - fencing when leaving the house.
24.CasaLasDunas is not liable for the consequences of burglary/loss of personal property.
25. It is forbidden to make open fires on the terrace or garden due to fire hazard. Tenant is not allowed to put sound carriers on a high volume so that the direct residents could be inconvenienced by this.
26. Pets are only allowed in certain homes. An additional €100 will be charged per stay for final cleaning. Dogs are only allowed if they do not cause any direct nuisance or danger to residents or visitors of the residence. They must be kept on a leash in the park.
27. The tenant is obliged to comply with the house rules of the urbanization, which are indicated on the park.
28.CasaLasDunas is not liable for any damage in any form whatsoever incurred by Tenants in or around the house or in the communal swimming pool.
29.CasaLasDunas is not liable for any errors or mistakes in the description of accommodations and does not bind CasaLasDunas.
30. Household waste must be deposited in the containers located along the road.
31. If the accommodation has a WC macerator as a second toilet, only the special toilet paper that is present may be used for this. Absolutely no normal toilet paper, no tissues, tampons, condoms etc. may be deposited in this. The tenant will receive an explanation about this at the accommodation. If the toilet becomes clogged due to improper use, the costs are for the tenant.
32. At the end of the rental period, the keys must be returned to the key address, whereby inspection of the house is possible at all times.
33.Payment terms: 25% of the total rental amount to be paid in advance within 8 days after booking/reservation. The remainder of the booking amount must be paid no later than 6 weeks before the start of the stay. For bookings within 6 weeks before the start of the stay, the full rental amount must be paid. Payment must be made by bank. The payment statement with the agreement is your reservation confirmation.
34. Tenants are advised to take out cancellation insurance. Any cancellation must always be confirmed in writing immediately.
35. Tenants must have personal third party liability insurance.
36.Cancellation policy: Free cancellation is possible up to 72 hours (3 days) after the time of booking. If a booking is cancelled, the deposit will be refunded within 14 days if already paid. In case of cancellation up to 3 months before the arrival date, the cancellation fee is 25%. In case of cancellation from 3 months to 2 months before the arrival date, the fee is 35%. In case of cancellation from 2 months to 1 month before the arrival date, the fee is 60%. In case of cancellation from 1 month to 14 days before the arrival date, the fee is 80%. In case of cancellation from 14 days to the arrival date, the fee is 100%.
37. When leaving the property, the Tenant must leave the house in a good and swept clean condition so that the next Tenants can enter the property from 3 p.m. after the final cleaning. Only the last wash is included in the costs of the final cleaning. Towels and bed linen must be deposited in the kitchen/washing machine on the last day before departure. If there is more laundry than the number of people who stayed, the costs are € 10.- per extra wash. This amount will be settled with the deposit.
38. The deposit will be returned to the Tenant after inspection and any settlement of damage, breakage or loss of goods or failure to leave the property clean. In order to refund the deposit, CasaLasDunas must have the Tenant's IBAN number (not always automatically stated on bank statements in Spain).
39.CasaLasDunas has the right at all times to terminate the agreement with immediate effect, if personal data of Tenants are provided incompletely and/or incorrectly when making the reservation. In that case, no refund of the rental sum or part thereof will take place.
40.The renter is responsible for having the valid travel documents required for Spain.
41. According to Spanish law and regulations, the Tenant is obliged to provide identity numbers of the Tenant and co-users prior to the stay.
42. The tenant is obliged to provide the details of all persons prior to the day of arrival via the registration link sent by CasaLasDunas.
43. If CasaLasDunas does not receive any identity numbers, it reserves the right to terminate the agreement with immediate effect, without any right to a refund for the Tenant.
44. The agreement concluded between CasaLasDunas and the Tenant is governed by Spanish law.
Cancellation Policy In case of cancellation up to 3 months before the arrival date, the cancellation fee is 25%. In case of cancellation from 3 months to 2 months before the arrival date, the fee is 35%. In case of cancellation from 2 months to 1 month before the arrival date, the fee is 60%. In case of cancellation from 1 month to 14 days before the arrival date, the fee is 80%. In case of cancellation up to 14 days before the arrival date, the fee is 100%.
Upon departure from the house We request that you leave the house in a good and broom clean condition so that the next tenants can move in from 15:00 after our cleaning. Remember your travel documents. Only the last wash is included in the costs of the final cleaning, towels and bed linen must be deposited in the kitchen/washing machine on the last day before departure. If there is more laundry present than the number of people who stayed, the costs are 10.00 euros per extra wash. This amount will be settled with the deposit.
The deposit The deposit will be returned to you after inspection and any settlement of damage, breakage or missing goods or not leaving the house clean. For the refund of the deposit, we would like to have your IBAN number. This is not always automatically stated on the statements that we receive from our bank.
