  General rental conditions CasalasDunas Rental SL (CIF B42636241)

These General Rental Conditions apply to all offers, reservations and agreements relating to all accommodations rented by CasaLasDunas Rental SL (hereinafter CasaLasDunas).

  • An agreement is concluded between the Tenant and CasaLasDunas when CasaLasDunas has confirmed the reservation to you.
  • The agreement obligates the two parties to comply with the provisions of the agreement.
  • CasaLasDunas reserves the right to refuse reservations that deviate from the usual schedule, particularly for groups, without giving reasons, or to impose special conditions.
  • The Tenant and other users are not permitted to transfer the use of the accommodation under any name and for any reason whatsoever to persons other than those named in the agreement, unless otherwise agreed in writing with CasaLasDunas.
  • The accommodation is intended solely as a holiday home; permanent residence is not permitted.
  • The rental period is entered into for a specific period as stated in the rental confirmation.
  • The tenant owes CasaLasDunas the agreed price, as stated in the confirmation.
  • All prices are inclusive of VAT, unless otherwise stated.
  • In addition to the rental price, the Tenant is also liable for reservation fees and cleaning costs, which are listed on the website. Higher cleaning rates apply for winter stays (two months or longer between November 1st and April 1st), which are also published on the website.
  • The rented accommodation can be occupied from 4:00 PM on the agreed arrival date, as stated in the booking confirmation. On the agreed departure date, as stated in the booking confirmation, the accommodation must be vacated by 10:00 AM.
  • Upon arrival, the tenant will be greeted by a CasaLasDunas keyholder. This person will show the property and provide the necessary information. The tenant will receive the keys from this person.
  • Upon departure, the keyholder will inspect the property for any defects or damage and will then collect the keys. Departures outside of these times are only possible after prior consultation.
  • To carry out necessary maintenance or to replace items that require replacement during the stay, the Tenant will allow work to be carried out on or in the accommodation during the stay, without being entitled to compensation.
  • The tenant must behave as a good father.
  • The Tenant must leave the accommodation broom clean (i.e. do not leave dirty dishes, remove bed linen, clean the kitchen and refrigerator, place garbage bags in the container).
  • The tenant is not allowed to make any changes to the property or furnishings.
  • The tenant is obliged to immediately replace any breakage of crockery or other damage and to report this to CasaLasDunas before departure.
  • The tenant is responsible for the loss of keys provided at the start of the rental period. In the event of loss of keys, the costs of new locks and labor associated with replacing the locks will be billed to the tenant. The tenant must pay these costs in cash upon arrival.
  • If the Tenant locks themselves out and CasaLasDunas needs to provide spare keys, the cost will be €50, which the Tenant must pay in cash on arrival. If a locksmith is needed (for example, if the keys are left on the inside of the door), the Tenant will also be responsible for the costs. These costs must be paid in cash. The invoice for this can usually be claimed from your travel insurance.
  • CasaLasDunas is not responsible for any failure of electrical appliances.
  • Charging an electric car using electricity from the rental property is prohibited. The property's power supply isn't designed for this and could also cause a fire.
  • The tenant is responsible for ensuring that any awning or blinds are retracted and the property is locked when leaving the property. It is recommended that any roller shutters or louvered doors and any gates be closed when leaving the property.
  • CasaLasDunas is not liable for the consequences of burglary/loss of personal property.
  • Open fires are prohibited on the patio or garden due to fire hazards. Tenants are not permitted to play audio media at high volumes that could disturb nearby residents.
  • Pets are only allowed in certain accommodations. A €100 additional final cleaning fee applies per stay. Dogs are only permitted if they do not pose a direct nuisance or danger to residents or visitors of the residence. They must be kept on a leash in the park.
  • The tenant is obliged to comply with the house rules of the urbanisation, which are indicated on the park.
  • CasaLasDunas is not liable for any damage whatsoever incurred by Tenants in or around the house or in the communal swimming pool.
  • CasaLasDunas is not liable for any errors or mistakes in the description of accommodations and does not bind CasaLasDunas.
  • Household waste must be deposited in the containers located along the road.
  • If the accommodation has a second toilet with a toilet macerator, only the special toilet paper provided may be used. Absolutely no regular toilet paper, wipes, tampons, condoms, etc. may be disposed of in this container. The tenant will receive an explanation about this at the property. If the toilet becomes clogged due to improper use, the tenant will be responsible for the costs.
  • Payment terms : 25% of the total rental amount must be paid in advance within 8 days of booking/reservation. The remaining balance must be paid no later than 6 weeks before the start of your stay. For bookings made within 6 weeks of the start of your stay, the full rental amount must be paid. Payment must be made by bank transfer, PayPal, Mollie, or credit card. The payment statement with the agreement serves as your reservation confirmation.
  • If the accommodation has a private heated pool, it can be heated in advance upon request. The additional charge is €10 per day, and the heating will be turned on 3 days before arrival. You will therefore pay for the number of days of your stay plus 3.
  • Renters are advised to purchase cancellation insurance. Any cancellation must always be confirmed in writing immediately.
  • Tenants must have personal third party liability insurance.
  • Cancellation Policy : Free cancellation is possible up to 72 hours (3 days) after booking. If a booking is cancelled, the deposit will be refunded within 14 days if already paid. For cancellations up to 3 months before arrival, the cancellation fee is 25%. For cancellations from 3 months to 2 months before arrival, the fee is 35%. For cancellations from 2 months to 1 month before arrival, the fee is 60%. For cancellations from 1 month to 14 days before arrival, the fee is 80%. For cancellations from 14 days before arrival, the fee is 100%.
  • Upon departure, the tenant must leave the property in a clean and tidy condition, allowing subsequent tenants to enter the property after 4:00 PM, following the final cleaning. Only the final load of laundry is included in the final cleaning fee. Towels and bed linens must be placed in the kitchen/washing machine on the last day before departure. If there is more laundry than the number of guests staying, there is a charge of €10 per additional load. This amount will be deducted from the deposit.
  • The deposit will be returned to the tenant after inspection and any settlement for damage, breakage, or missing items, or for leaving the property unclean. To refund the deposit, CasaLasDunas requires the tenant's IBAN number (this is not always automatically included on bank statements in Spain). The deposit will be refunded within 10 to 14 days after departure.
  • CasaLasDunas reserves the right to terminate the agreement at any time with immediate effect if the Tenant's personal information is incomplete and/or incorrect when making a reservation. In that case, no refund of the rental fee or any portion thereof will be made.
  • The renter is responsible for having the valid travel documents required for Spain.
  • According to Spanish law and regulations, the Tenant is obliged to provide identity numbers of the Tenant and co-users prior to the stay.
  • The tenant is obliged to provide the details of all persons via the registration link sent by CasaLasDunas before the arrival date.
  • If CasaLasDunas does not receive any identity numbers, it reserves the right to terminate the agreement with immediate effect, without any right to a refund for the Tenant.
  • The agreement concluded between CasaLasDunas and the Tenant is governed by Spanish law.
