The buying process for an apartment on the Costa del Sol

Buying an apartment on the Costa del Sol is a bit different than in the Netherlands or Belgium. Below we have drawn up a step-by-step plan:

  1. The first step is of course always finding the right home. This can be done from the Netherlands or Belgium by filling in your wish profile via our website www.casalasdunas.com . Based on this, we can send you a selection of homes and you can pass on your final favorites. We then plan all viewings and go and view the projects or homes together with you.
  2. Once you have found the ideal home, it is important to remove it from the market as soon as possible. You do this by signing the reservation contract and paying a reservation amount of approximately €3,000.00 to €6,000.00. Of course, as your real estate agent, we ensure that all contracts are checked by a certified lawyer. The lawyer checks, among other things, whether a bank guarantee is provided for new construction and whether the correct conditions of dissolution are included in the contract for existing construction: that if the home does not meet the necessary conditions, you will receive the deposit back.
  3. Then it is time to investigate all matters concerning the property, such as checking for possible debts or other legal obstacles. This lawyer will also help you apply for a NIE number. At CasaLasDunas we work together with permanent recognized lawyers. You are of course also free to hire your own lawyer.
  4. It is also necessary to open a bank account at a Spanish bank, at CasaLasDunas we have our own contacts at the bank. So we can also guide you with this.
  5. If no particularities emerge during the lawyer's investigation, the second down payment can take place. In the case of existing construction, this is usually 10% of the purchase price. In the case of new construction, various payment plans are possible.
  6. The final step is the transfer at the notary. Just before that, we will do a final inspection of the house together with you. We will then accompany you to the notary and this is the moment that you receive the key and become the owner of the house.

Costs involved in the process of purchasing a property in Spain

Buying an apartment on the Costa del Sol involves various costs. To ensure that you do not encounter any unpleasant surprises, we will clearly explain below what the costs are.

  • Reservation costs: When purchasing a property, you will need to make a reservation in advance and this also involves a down payment. When purchasing an existing apartment, a second down payment of 10% is required and for new construction projects, various payment plans are possible. Of course, these down payments will be deducted from the amount you pay at the final transfer.
  • In addition, there are the costs for a lawyer, notary, opening a bank account, applying for a NIE number and registration for the property register. All these costs fall under 1 package that is 3% of the purchase value of the house with a minimum of € 5000.00
  • Another additional cost item is stamp duty. This is a one-off tax that you only pay when you buy a new-build apartment or house and is therefore not the case for an existing house. This tax is 1.5% and goes to the government. However, these costs can differ per province.

Costs after purchasing a home in Spain

  1. IBI: The IBI is another word for the annual property tax. We also know this in the Netherlands. This means that you pay tax on your property every year.
  2. Insurance: In Spain you are required to take out insurance for your home. This is a monthly or annual fee, depending on the type of insurance and the package you choose. This is just like in the Netherlands or Belgium.
