1. Why buy a property through CasaLasDunas?

CasaLasDunas is a Dutch-speaking family business with over 25 years of experience. We are a registered real estate agent operating on the Costa Blanca, Costa Cálida, Costa Almeria, and Costa del Sol, with approximately 2,000 properties (new construction and resale). We also have our own rental agency for our buyers who want to rent through us.

2. What is the procedure at Casalasdunas if we would like to arrange a viewing?

We organize viewing trips of 1, 2 or 3 days according to your wishes, for both exploratory and purchasing customers.

3. What guarantees can Casalasdunas offer us when purchasing a home?

We work exclusively with reliable builders who provide a legal bank guarantee. For the legal process, you'll work with a lawyer (not a gestor). We request the Nota Simple to verify ownership and any debts. The lawyer handles all checks up to the Escritura at the notary, where we'll personally assist you.

4. What types of properties are offered by CasaLasDunas?

We offer existing homes and new construction, from apartments to luxury villas. New construction is often off-plan, but we also offer move-in ready homes. You can also have a custom-built home built through us; after purchasing the plot, we collaborate with the architect. The construction process takes an average of 1.5 years.

5. What is the purchasing process like if I buy a property through CasaLasDunas?

  • Contact us through our contact form or schedule a free consultation.
  • Please complete our request form so we can process your request.
  • Schedule a no-obligation appointment at our office in Spain.
  • We will pick you up from the airport or your accommodation and create a tailor-made viewing plan.
  • Once you've found your dream home, you can reserve it through a reservation agreement (deposit €3,000 to €6,000). A 24-hour cooling-off period is often also available.
  • We always have the legal status of the property checked (debts, mortgage, homeowners' association, etc.).
  • We assist with applying for a NIE number and opening a Spanish bank account.
  • Our law firms review and prepare all documents for the notary. You can also appoint your own lawyer if you prefer.
  • During the notarial transfer (escritura), we supervise and translate the deed. After the keys are handed over, we conduct an initial inspection together.
  • CasaLasDunas remains your point of contact in your own language before and after your purchase.

6. Can CasaLasDunas also help if I want to invest in a property or with rental?

Yes, absolutely. There are various options for investors, such as homes to renovate or properties with rental potential. CasaLasDunas also has its own rental agency, which allows us to rent out and manage your property.

Thanks to their coastal location, excellent infrastructure, and international atmosphere, they are easily accessible by plane and car.

9. Do I need to create a wish list or search profile beforehand?

Yes, CasaLasDunas recommends clearly defining your requirements beforehand: the region, the type of property, and your budget. This helps our agents focus their search and suggest the most suitable properties for you.

10. How can I be sure that all permits are in order?

CasaLasDunas works exclusively with developers with valid building permits (Licencia de Obra) and ensures that your lawyer can review all documents. This way, you can be sure the project will be carried out legally and correctly.

11. Is CasaLasDunas a recognised real estate agent in Spain?

CasaLasDunas is an officially registered real estate agent in Spain and a member of API Professional. We comply with all regional and legal requirements within the Valencian Community.

12.What additional costs should I expect in addition to the purchase price?

For new construction, expect approximately 13–14% additional costs on top of the purchase price. These include VAT (IVA), stamp duty, notary, registration, lawyer, and utility connections. For existing homes, you don't pay IVA, but ITP (Impuesto de Transmisiones Patrimoniales), usually 6–10%, depending on the region.

13. When can I get a mortgage in Spain?

You can get a mortgage in Spain if you:

  • Have a stable and demonstrable income (employee, self-employed or pension)
  • You can contribute sufficient own resources (approximately 45% of the purchase price)
  • Have a healthy financial situation without payment arrears.
  • Has a clean credit history
  • Within the bank's age limits (usually repayable before 70–75 years)
  • Buying a home that is legally sound

14. When can I not (or with difficulty) get a mortgage in Spain?

A mortgage is often rejected when:

  • The income is uncertain or insufficiently demonstrable
  • The total monthly expenses amount to more than 30–35% of the total income
  • There is insufficient own money available
  • There is a negative credit history
  • The buyer is too old for the desired term
  • If the buyer lives outside the EU
