Rental type

Spanish law makes a clear distinction between three forms of renting:

Tourist rental (license required)

  • Rentals up to and including 10 days per stay
  • Required: tourist rental license (VT number)
  • Required: NRUA number for publication on platforms such as Airbnb and Booking.com

This is the classic form of holiday rental in Spain.

Seasonal rental (no license required)

  • Rental from 11 days to a maximum of 11 months
  • No tourist license required
  • Required: NRUA number for publication on platforms such as Airbnb and Booking.com
  • Falls under other (rental) legislation

This is a good alternative when a rental license in Spain is not possible.

Long-term rental

  • Rental for 11 months or longer
  • No license required

CasaLasDunas focuses entirely on tourist rentals and seasonal rentals. Long-term rentals fall outside our services.

Apply for a rental license (Comunidad Valenciana)

A rental license is mandatory for tourist rentals in Spain. This is applied for at the regional government, with the involvement of the municipality.

Requirements

  • Urban Compatibility Certificate (CCU) Confirms that tourist rentals are permitted at this location
  • Approval by the municipality which confirms or does not confirm that tourist rentals are permitted at this location (CCU is issued or not).
  • In many cases, permission from the Owners' Association is required.
  • The home must comply with technical requirements and safety standards.
  • Registration with the government

Without a positive CCU, tourist rentals are not permitted.

Important regulations (2024–2026)

The most important current rules for holiday rentals in Spain:

  • Tourist rentals are limited to a maximum of 10 days per stay.
  • Licenses must be renewed periodically
  • Registration in a national rental register is mandatory.
  • Municipalities can impose restrictions (zones or quotas)
  • Illegal rentals are actively monitored and punished.

A rental license is always linked to the property itself and not to a rental company. Therefore, every property must have its own registration. Upon sale of the property, the rental license expires, and the new owner must apply for a new license.

Region of Murcia

In the Region of Murcia, the application is processed through the regional government.

  • No CCU via the municipality like in Valencia
  • A mandatory license for tourist rentals is required.
  • Home must meet technical requirements and registration obligation
