Years ago, this area (Torre-Pacheco) was primarily a vast, arid plain, with only roads, sidewalks, and electrical boxes as signs of development. Many plans for large-scale projects were then forgotten because they seemed too ambitious. Until a few years ago, when the official groundbreaking ceremony for the Santa Rosalía Lake & Life Resort took place.
While it may evoke a Caribbean feel, this resort is located in the Spanish province of Murcia, in the municipality of Torre-Pacheco, just 3.5 km from the beaches of the Mar Menor. A total of 1,150 homes and apartments will be built on a 12.5-hectare site. A large portion has already been sold and completed, while others are still under construction.
The real showpiece is the crystal-clear artificial lake with pristine white beaches all around, two islands in the middle, and even a beach bar. It brings that tropical holiday feeling close to home.
The project places a strong emphasis on sustainability. Water consumption is significantly lower than that of a golf course or water park of comparable size. Energy consumption is also minimal, as is the use of chemicals.
At 1.6 hectares, this is the largest artificial lake in Europe. It's ideal for swimming and water sports. There are also sports fields, a golf course, a restaurant, and other amenities that allow for both relaxation and active pursuits.
The region attracts many buyers from Belgium and the Netherlands in particular. Due to high demand, many homes are sold off-plan. Buyers sign a reservation agreement with a deposit and finalize the purchase once the building permit is granted.
Real estate prices have risen sharply in recent years. Apartments, houses, and villas that were initially offered at lower prices now cost considerably more. This has made Santa Rosalía a major attraction in a region experiencing a boom in second-home buyers.
The location is favorable, with good connections via Alicante and Murcia airports. Moreover, there are numerous new projects in the region, both on the coast and inland.
What makes the Costa Cálida attractive compared to neighboring coastal areas like the Costa Blanca is primarily its favorable pricing. Although prices have risen sharply recently, they remain considerably lower on average, making the area particularly attractive for those looking for an affordable second home or investment.
The proximity to the sea and the extensive amenities make the area particularly attractive, especially for buyers from Belgium and the Netherlands. Approximately 26% of purchases are made by Belgian buyers, followed by 21% by Dutch buyers. As a result, Dutch is practically the main language in the area.
Due to high demand, most properties are sold off-plan. Buyers sign a reservation contract and pay a deposit of €6,000. Once the building permit is issued, the reservation can be definitively confirmed; if canceled, the deposit is refunded.
Real estate prices are rising rapidly. The first apartments were offered at €193,000, houses at €234,000, and villas at €320,000. Today, these prices are around €282,000, €365,000, and €555,000, respectively.
The area has thus become a major location for second homes. New projects are being developed both on the coast and inland. The climate is generally somewhat more favorable than in other parts of Spain, and accessibility is excellent. In addition to daily flights to Alicante, there are also direct flights from Antwerp and Ostend to Murcia-Corvera Airport.
Several golf resorts that went bankrupt during the economic crisis are currently reopening. At the same time, several new construction projects are underway, reflecting growing confidence in the future.
A significant advantage of the Costa Cálida compared to neighboring coastal areas like the Costa Blanca is its price. Despite a sharp 18% price increase over the past year, property prices remain lower on average. The average price is around €1,458 per m², while coastal areas cost around €2,000 per m². This is about €500 per m² cheaper than on the Costa Blanca.
