Energy labels in Spain: Everything you need to know for your home

Are you considering buying a property in Spain? Besides the purchase price, energy costs are an important factor to consider. Energy labels are playing an increasingly important role in Spain, both due to European legislation and their influence on a property's market value. These labels not only provide insight into a property's energy efficiency but are also essential for rentals, sales, and financing.

What is an energy label?

An energy label, known in Spain as the Certificado de Eficiencia Energética (CEE) , indicates a home's energy efficiency. The label is awarded based on several factors, including:

  • Insulation of walls, floors and roofs
  • Type of heating and cooling systems
  • Use of sustainable energy sources

The classification ranges from A (very energy-efficient) to G (very inefficient). Homes with a favorable energy label consume less energy, offer more comfort, and are more attractive on the real estate market. Since June 1, 2013, it has been mandatory to provide a valid energy label to the buyer or tenant when selling or renting a property.

New obligation since August 2025: energy label required for mortgage

From August 12, 2025, a mortgage in Spain can only be granted if a valid energy label is available. Previously, this was often arranged only after the appraisal. The new rules mean:

  • The bank and appraiser check the energy label before approving the financing.
  • For existing homes, the certificate must be registered and current.
  • For new construction or homes under construction, a provisional certificate is sufficient, provided that it is definitively registered later.

This is an important change for buyers. Without a valid energy label, the appraisal cannot take place, resulting in a delay or even denial of the mortgage application. Our advice: check the energy label before signing the preliminary purchase agreement (arras) to avoid unpleasant surprises.

Stricter energy labels in Spain from 2030

The European Union has set ambitious targets through the Energy Performance of Buildings Directive (EPBD) . Spain must comply with these guidelines to reduce greenhouse gas emissions and achieve climate neutrality by 2050.

For existing homes this means:

  • Minimum energy label E from 2030
  • Minimum energy label D from 2033

Even stricter requirements apply to new-build homes:

  • From 2028, new buildings must be completely energy neutral

In practice, this means that many older Spanish homes, often with energy labels F or G , require renovations. Without an improved energy label, a home will no longer be rented or sold from 2030 onwards.

Energy labels and the Spanish property market

The stricter regulations offer both opportunities and challenges:

Chances:

  • Homes with a good energy label are more attractive and more valuable to buyers.
  • Investments in sustainability, such as insulation and solar panels, increase the market value of the home.

Challenges:

  • More than 80% of Spanish homes currently have an energy label E, F or G , which makes major adjustments necessary.
  • Acting promptly is crucial to avoid future sales or rental restrictions.
