The Spanish real estate market is seeing a remarkable increase in the number of sales

According to Spain's National Institute of Statistics (INE), 53,091 transactions were recorded nationwide in April, the highest figure for the month of April since 2008. This is also 24% higher than the same month last year, which is the largest increase since May 2022. Similar trends are observed across the country.

These figures show a positive trend after a 19% decline in March, mainly due to the Easter week. The annual figures so far also look encouraging. Between January and April, sales increased by 0.6% compared to the same period in 2023. Sales of new-build homes in particular increased by 9%, although sales of existing homes fell by 1.3%.

According to the INE, the increase in the number of registered transactions is observed for both new-build homes, which increased by 31.7% compared to the same period last year (10,649 transactions), and resales, which increased by 22.3% (42,442 transactions ).

In April, 93.1% of property sales were for private homes, while 6.9% were for social housing. In total, sales of private homes increased by 25.6% compared to the same month last year (a total of 49,416 transactions) and sales of social housing increased by 6.4% (3,675 transactions).

Francisco Iñareta, spokesperson for Idealista: "As with the mortgage figures published, the high growth reported by the INE has a significant seasonal component due to the different dates of Easter week in 2023 and 2024. However, the number of transactions appears to be stabilizing above 50,000 per month, indicating an organic recovery of the market this year. Although there is currently not enough supply on the market, it is possible that if this trend continues, sales volumes will stabilize in the coming months and we will be in the starting to see significant growth in the second half of the year."

Increase observed throughout Spain

This revival in market activity has been observed in all autonomous communities of the country, although with some variation. The largest increases in sales transactions were observed in Castile-La Mancha (49.2%), Asturias (45%) and Aragon (44.5%), the only regions with growth of more than 40% within a year.

The figures for the Canary Islands (39.3%), Navarra (39%), Andalusia (33%), La Rioja (30.6%) and Galicia (26.7%) are all above the national average of 24% .

The rest of the regions have also seen an increase, but it is below the national average. The Valencian Community and the Balearic Islands saw a 20% growth within the year, while Murcia and Castile and Leon saw a 19% increase. The most moderate growth rates were in the autonomous communities of Cantabria (17.4%), Catalonia (16.6%), the Basque Country (15%), Extremadura (1.2%) and Madrid (6.1%), the latter two were the only regions with single-digit increases.
