  • Get in touch: Contact us via our contact form or schedule a free consultation.
  • Share your wishes and preferences: Fill out the wishes form in advance.
  • Scheduling an appointment: If desired, we are happy to arrange a completely non-binding appointment with you at our office (in Spain).
  • Intake meeting: If you decide to proceed with us, we will first discuss important aspects such as location, property type, budget, etc.
  • Plan a viewing program: How many days would you like to view properties, and how many per day?
  • Evaluation: At the end of each viewing day, we review the day together and, if needed, adjust the schedule for the next day.
  • Preliminary agreement: Once you have found your dream home, a reservation contract can be signed. After the reservation fee has been paid, the property is taken off the market.
  • Legal status check: This includes investigation of the registration of the plot and property, legal ownership, title deed, possible mortgages or third-party rights, and ensuring the property is free of debts.
  • Apply for an NIE number: The Número de Identificación de Extranjero is required for every purchase. These costs are included in the purchase expenses.
  • Open a Spanish bank account: Together with you, we open your own Spanish bank account. Even if the property is intended as an investment or second home, we strongly recommend opening a Spanish bank account.
  • Notary and final purchase: A Spanish Notary (Notario) prepares the Escritura de Compraventa (property purchase deed). You pay the remaining balance of the property via the bank. After signing, you become the legal owner, and the property is registered in the land registry.

We organize viewing trips of 1, 2 or 3 days according to your wishes, for both exploratory and purchasing customers.

We work exclusively with trusted builders who offer legal bank guarantees. For the legal process, you will work with a lawyer (not a property manager). We request a Land Registry Extract (Nota Simple) to verify the property and any outstanding debts. The lawyer handles all the checks up to the signing of the deed at the notary's office, where we will assist you personally.

We offer existing homes and new construction, from apartments to luxury villas. New construction is often off-plan, but we also offer move-in ready homes. You can also have a custom-built home built through us; after purchasing the plot, we collaborate with the architect. The construction process takes an average of 1.5 years.

For new construction, expect approximately 13–14% additional costs on top of the purchase price. These include VAT (IVA), stamp duty, notary, registration, lawyer, and utility connections. For existing homes, you don't pay IVA, but ITP (Impuesto de Transmisiones Patrimoniales), usually 6–10%, depending on the region.

You can get a mortgage in Spain if you:

  • Have a stable and demonstrable income (employee, self-employed or pension)
  • You can contribute sufficient own resources (approximately 45% of the purchase price)
  • Have a healthy financial situation without payment arrears
  • Have a clean credit history (BKR/CKP Report)
  • Within the bank's age limits (usually repayable before 70–75 years)
