MADRID – According to the quarterly data of the Colegio de Registradores , a total of 164,299 homes were sold in Spain in the first quarter of 2022 (January, February and March). That is an increase of 14.1% compared to the same period in 2021. The average price per square meter in Spain is currently 1,856 euros. The share of foreign buyers, including Belgians and Dutch, is 13%.
In total, in Spain in the first trimester 164,299 homes sold this year (+14.1%) subdivided into 131,983 (+14.3%) existing homes and 32,316 (+13.2%) new-build homes. With regard to the sale of existing homes, that number has not been reached since the first quarter of 2007, 15 years ago. With regard to the number of new-build homes sold, we have to go back to the beginning of 2014, 8 years ago. In the past twelve months, 599,640 homes were sold in Spain, the highest number since the third quarter of 2008. This concerns 482,952 existing homes and 116,688 new homes.
In the first quarter of 2022, most homes were sold in Andalusia with 34,215 homes, followed by Catalonia with 25,189 homes, the Valencia region with 24,305 homes and the Madrid region with 22,356 homes sold. In Castile and León there are 7,111 homes followed by Castilla-La Mancha 6,870, Canary Islands 6,702, Basque Country 6,371, Murcia 5,881, Galicia 5,429, Balearic Islands 4,773, Aragón 4,136, Asturias 2,851, Extremadura 2,703, Cantabria 2,145, Navarra 1,853 with 1,409 homes sold.
According to the figures of the Colegio de Registradores 86.83% of the buyers had a Spanish nationality and 13.17% (21,638 homes) had a foreign nationality. The largest group is still the British (12.03%) followed by Germans (9.47%), French (7.05%), Moroccans (5.80%) and Swedes (5.67%).
Foreigners mainly bought properties in the Balearic Islands (35.4%) followed by the Canary Islands (26.8%), Valencia region (25.5%), Murcia (19.4%), Andalusia (15.1% ) and Catalonia (12.8%). Divided into provinces, we see other percentages such as 40.7% foreign buyers in Alicante, 33.7% in Málaga, 32.2% in Santa Cruz de Tenerife, 27.9% in Girona, 21.4% in Las Palmas, 19 .4% in Murcia, 18.3% in Almería, 14.3% in Tarragona, 11.9% in Castellón, 9.4% in Valencia and 9.3% in Barcelona.
