A viewing trip to Spain is an organized trip of several days during which you view properties and locations that match your wishes and budget, under guidance. You not only see the properties but also experience the neighborhood, the amenities, and the atmosphere. In the market, this trip is also known as an inspection tour, viewing trip, or orientation trip.

What exactly is a sightseeing trip to Spain?

It is a trip where a real estate agent compiles a selection for you in advance and accompanies you during the viewings on-site.

The goal is not to see as many houses as possible. The goal is for you to know what suits you afterwards. That is why we discuss your wishes in detail beforehand and make the selection from the Netherlands, so that you do not waste a single day in Spain on properties that are not right for you.

Why is an inspection trip to Spain advisable?

Because a home can be adapted, but a location cannot.

Online, everything seems perfect. Photos are taken at the most beautiful time of day, floor plans say nothing about noise, and an aerial photo doesn't show how far away the supermarket really is. During a viewing trip, you do experience that.

Moreover, you can compare regions. Many buyers leave with one place in mind and discover on the spot that a different area suits them better. You won't get that insight from behind your laptop.

How does a viewing trip proceed step by step?

In six steps, from the first meeting to the return journey.

Step 1. The introductory meeting. We discuss your budget, your plans for the property, and your wishes. This meeting takes place by phone or video call and usually lasts 45 minutes.

Step 2. The selection. Based on that conversation, we put together a selection of new-build homes on the Costa Blanca South and the Costa Cálida. You will receive the brochures in advance, so you can already check off at home what is and isn't of interest.

Step 3. The schedule. We will set a date together and arrange the viewings in order. You will fly to Alicante Airport or Corvera Airport near Murcia. We will take care of local transport.

Step 4. The stay. You stay in a hotel or in an apartment from our own rental selection.

Step 5. The viewing days. You visit the selected homes together with one of our advisors. We show a maximum of six homes per day and deliberately leave time for the surroundings: the beach, the boulevard, the supermarket, the sports club, the restaurant around the corner.

Step 6. After the trip. Have you made up your mind? Then we will arrange the booking contract, put you in touch with an independent lawyer, and assist with your NIE number application. Are you still unsure? Then we will calmly continue to think things through with you.

A standard viewing trip with us lasts 3 days.

How much does a viewing trip cost and how does the 750 euro cashback work?

You pay for the trip and accommodation yourself, but if you subsequently purchase a new-build home through CasaLasDunas, you will receive up to 750 euros back.

That amount is settled upon the transfer of the property at the notary. In practice, this means that your viewing trip is virtually free of charge once you proceed with the purchase. We know of no other Dutch real estate agent on this coast offering it this way.

The conditions:

1. You stay in a hotel or in an apartment from our own rental selection.
2. The stay and the trip are fully booked and arranged through CasaLasDunas.
3. The scheme applies to the purchase of new-build properties, not to existing homes.
4. You are not already staying in Spain on your own initiative
5. You are buying within the Southern Costa Blanca or the Costa Cálida

What should you look out for during a viewing in Spain?

On things you never see in photos. Take these points into account during your inspection trip:

1. View the neighborhood at different times. A street that is quiet in the morning may turn out to be a street with outdoor cafes in the evening.
2. Walk the distances yourself. Five minutes to the beach on paper is different from five minutes uphill with groceries.
3. Pay attention to the orientation. If you visit mainly in the summer, an east-facing terrace is pleasant. If you want to spend the winter here, the winter sun is more important. You can create shade, but not sun.
4. Ask about the fixed costs. The community tax, the property tax, and utility costs determine what you spend annually.
5. Ask what is open and what is not during the high season. In some urbanizations, half the boulevard closes in November.
6. For new construction: ask about the completion date and payment terms. These are linked to the construction phases.
7. Take photos and make brief notes for each property. After three viewings, they start to get mixed up.
8. Bring a tape measure. Handy if you already have furniture in mind.
9. Check mobile coverage and internet capabilities. This is especially important if you want to spend the winter abroad or continue working part-time.
10. Sleep on it. A home in Spain is not an impulse purchase.

How many homes can you view per day?

Maximum of 6, and that is intentional.

There is no point in viewing ten houses a day for four days. By the end of day one, you won't even remember what you saw that morning. Precisely because of the preparation beforehand, there don't need to be many. What remains is time to experience the surroundings, and that is at least as decisive.

South Costa Blanca or Costa Cálida: which region suits you?

That depends on what you are looking for: vibrancy or tranquility. Both regions are close to each other and can easily be combined during a single sightseeing trip.

Southern Costa Blanca. Places like Torrevieja, Orihuela Costa, Guardamar del Segura, and Ciudad Quesada. Lively seaside resorts and quiet residential areas side by side, with the largest new-build offering of the two and a large Dutch-speaking network.

Costa Cálida. Revolves around the Mar Menor, with places like Los Alcázares, San Pedro del Pinatar, and Cartagena. Quieter, shallow, and warm water, and also plenty of new construction.

Do you have to buy a home immediately during the inspection trip?

No, a viewing trip does not obligate you to anything.

Perhaps an apartment turns out to be a better fit than a villa. Perhaps the Costa Cálida appeals to you more than the Southern Costa Blanca. Or perhaps you will find the home you were looking for right away. Whatever the outcome, afterwards you will have a much clearer idea of what you are looking for. We would rather you go home with a clear picture than with a signature you have doubts about.
